How quickly can I move in?We need 24 hours notice before the day you move in to your room. To move in you will need to pay the deposit and answer some questions so that we can write up the contract. You also have to pay your first month's rent and the DPS charge the day you move in. Get in contact now and we can help in finding you the right room as quickly as possible.

What should I expect from your service?We are dedicated and caring landlords who prioritise the needs of our tenants. We are on call 24 hours a day to deal with any issues which you have with the house.

Can I view the property before booking a room?Yes! Our friendly team will do everything in their power to assist you with finding the best room for you. Please get in contact with us to book a viewing!

What times can I view a room?We are very flexible, evenings and weekend viewings are available. Get in contact to arrange a time which is convenient for you!

What happens to my deposit?It gets registered with the DPS Deposit Protection Scheme which means that it is protected and will be refunded to you 24-48 hours after leaving the property.

Is there any car parking at the property I have chosen?Some of the properties have parking at the front or back of the property. Some have free on street parking and some have permit parking. All of the details about each house, including information about the parking is stated on the room listing on our available rooms page. If you have further questions, please get in contact with us!

What's included in my rent?We feel our tenants shouldn't have to worry about the little things, so we include the following as part of your rental cost; wifi, the TV license, Council tax, water, gas and electricity bills. The only extra expense to consider is the washing machine and tumble dryer, the cost being around £2 for a load of washing, depending on cycle chosen and 20p for 20 minutes for the tumble dryer.

Will I be able to get Online/Wifi/Internet in my room?High speed wifi is provided throughout the property. All bedrooms also have hardwired internet, so professionals need not worry when working from home. Have a look at our rooms to see exactly what internet service is provided in each room.

What is provided in my room?The following is provided in each room; bed, wardrobe, large chest of drawers, bedside cabinet, desk, chair and the all important TV. Bedding can be provided which includes a sheet, duvet, 2 pillows with duvet cover and pillow cases (at a one off cost of £40). If you have any special requirements, don't hesitate to get in contact with us as we will try our best to accommodate these.

Is there a minimum term contract?Yes - the minimum tenancy is 3 months, after which you can decide to move out if required. Have a look at our rooms to see what you can have and if you cant find what you are looking for just get in contact with us.

Are pets allowed?As much as we love animals, we unfortunately have a strict policy of no pets. We try to ensure that all tenants are happy within any one of our rooms, so we feel this rule keeps everyone in the houses satisfied.

Are couples allowed?We do allow couples in some of our rooms, when you enquire let us know you are a couple and we can send you in the right direction. As always if you have any questions dont hesitate to get in contact with us.

Is smoking allowed in the room or house?Due to new regulations we have a strict policy of no smoking in the room or house. This is enforced and in place for the benefit of all tenants ensuring a happy and safe stay with us. Smoking is allowed outside of the property.

Is DSS (Department for Social Security/Housing Benifit) accepted?We can accept DSS aplicants however we do have a duty of care over our tenants so we have to insure you are receiving enough monthly to afford to live on top of your rent.
